二房的前景

前几天看到一篇文章谈到2010年可能会倒闭的大公司就有二房，还有etrade, blockbust...。 大家说说二房的前景。 有人说二房和AIG现在已经国有了，以后会和AIG一个下场就是被分拆或破产。我认为二房和AIG不一样。AIG现在仍然活着的意义是作为保险公司用保险理赔的方式合理合法地向GS, MS and JPM等金融公司注入资金， 等这些公司不需要新的资金了它的使命也完成了，是杀是剐就不重要了。二房是资金链的终端，这二个要垮了，整个美国的房地产都有巨大的影响。这可不是闹着玩的。

当失业率好转，经济好转。
持房者就有能力按时供房。资金就不会给压着。应该就会慢慢的好起来。
两房这样一切都是因为为它人担保。人没钱换它，它给人告。不断循环。
3到5年后应该会好起来。 在放炮。

many banks have sold their home loans to 二房.  like my home loan, I did refi two months ago.  But WFC already sold it to 二房 now.  Why?

Home price will drop further next year.  average drop 10-15%.  Because banks still have lots of foreclosure home in hand now, and they will put them into the market agg reesively in the first half of 2010.

But with the high jobless rate and end of the government pulling back the support, don't expect the house market goes up soon next year.  One thing for sure, housing is more affordable, and there will be 0 possibility of another US housing bubble anytime soon.
