基本就是基金的模式，有一帮专家到处买房，出租或者炒作（高价卖出），然后发行share，你只要买他们的share就行了，不需要动辄几十万的投资。住房已经正式成了金融产品了，呵呵。

好像现在就已经可以炒了。不过看起来最多就只能投$1,500，这个好像赚不了多少啊。

私人集资是我的第一反应，当时还没仔细看。后来我还真去看了一眼。

这个结构其实就是类REITS的结构，项目不是一个房产，而是很多出租公寓，投资者拿的是租金收益。

我的理解是这些公寓其实已经在他们手里了，现在要通过资产证券化的方法off balance sheet。

当初他们买公寓一般都会用银行贷款，然后用公寓的出租收入来还银行贷款。现在公寓的出租情况不好，可想而知他们为什么要这样做了。

感觉有可能。reits是可以公开买卖的，这种私人的募集完全属于愿者上钩。
