你不知道很多贷款都是包装的结果吧?Canadian bank们恐怕是假装不知道吧。

before 2017 yes, not after the bust, banks are very strict, young  guys from my office buying condo, townhouse from 2 sources, income + cash from the family.

Plus, 包装, you have to go to private lender with 7-9% interest. very expense.

5 big banks want to see your verified income. 2nd tier lenders, like credit union are even more strict with higher rates.

HELOC is linked with your house equity value.

in addition, sometime in real estate, it is not like trading stocks, stats may not be the key factor to tell what's coming. We are Toronto, we are not Miami, Calgary, boom and bust towns. Building  a better Toronto and GTA is key to have our real estate values to be kept at the highest level. We want to be closer to cities like , London, NewYork, Tokyo, HK, etc....

You want to become the old money like the Jews , holding some key pieces property assets within the city forever.

Anyway,现在包装还是很多,你说的不错,现在都是去private lender,但是大银行一看没有生意做了,就又回到向新移民放水的老路上了,新移民贷款非常容易,不需要收入证明,只要有一年足够付猫给鸡的钱在账户里就行。这个是一个要爆的因素。

我去年故意去银行做了评估,看看我是否能很轻松贷到我要的不合理数目,是比以前难点,但是你只要有60万现金在账上,首付35%,就可以无限制的贷款,这还不是放水?你要知道,对中国人来说,60万现金在账上是可以作假的。那35%如果没有怎么办?银行就会给你出主意,用你的现有的房子做抵押。总之,你真想搞钱,很容易的。

60万现金在账上是可以作假的。==》 they want to see at least 3 months in your account. ( of course, one with computer skills can cheat it. )

那35%如果没有怎么办?银行就会给你出主意,用你的现有的房子做抵押. ==> No way, I tried, , banks want to see your cash flow, Used to be equity, not now. Banks now are focus on your income, they don't want clients who are equity rich but income poor. If you have this bank agent contact info give it to me, I am very interested to try. Before 2017,yes , not after 2017. If you are saying this method is back, I will be very worried. So far, I don't see it.

Last year, I called my cibc mortage broker for a pre approved letter for the pre-construction condo, the guy was still asking tons of documents. I told him forget it.

doesn't matter  immigrants or not, you have to push cash on the table and can't not be based on your existing property. HELOC is ok but only limmited and has a lien on your house.

Man,你大概借了很多钱。Anyway,我承认我不是很好的candidate去调查银行是否放水,因为一般银行会比较喜欢我这样的客户。但是我肯定,我当时去pre-approval的时候,银行明确说了,用HELOC做首付,是可以的。现在房子100万都不稀奇,用现有房做抵押,弄个70万不是问题。也许现在政策又变了,不能就是60万现金加35%首付,这个首付可以是HELOC。我也懒得再去调查了,银行会想这家伙怎么又来了。

扯远了,我其实说的是新移民很容易弄到钱,不是说老移民你这种的。我的观点不是一直都是新移民带动多伦多房产的疯涨的嘛,怎么扯到一般人弄钱容易还是难了?我不管一般人难还是简单,反正新移民很容易,就是只要35%,然后有足够支付一年的猫给鸡的钱就行了,所以一直就是新移民买房的能力比本地人强。现在想起来,其实你说的贷款不容易,正好证明了新移民是买房的主力了。

查了一下,我是2018年去做的pre-approve,银行说了60万,HELOC的办法。也许2019年改了?我非常怀疑是否会改。

我想我们是一个意思。

ie, your have your own house 1mil, paid off, HELOC = 700K, so, you take this 700k , you can buy 2.1 mil house, but that's it. The buck stops here,

700k + 1.4 mil bank loan= 2.1 mil house, then the bank will give you a HELOC on this 2.1 mil STARTING WITH $1, as you pay off your  bank loan, your HELOC increases.
I think this is safe. But, as you said, if we are  as crazy as pre 2017, I will be very worried.
Let me check with my agent again, maybe these greedy bastards are coming up some new ideas. LOL
Truly hope we are not in this situation.
