一张图看懂多伦多Condo有多疯狂

大家都知道，多伦多Condo涨疯了，现在一个3 bedroom的condo均价在80万左右，80万啊，这个价在米国很多地方不是豪宅也是很大的耗子了，嗯，在多伦多只能买个condo。

那，造condo是要用塔吊的，下面的图是说北美各大城市目前塔吊的总数，可以大致反映出目前在建condo的数量。我的问题是，多伦多为什么，比Seattle，比Los Angeles，比New York，还需要更多的Condo？多伦多有更多的人口吗？有更高的收入吗？有更多的移民吗？有更低的税吗？有更多的工作机会吗？

LA, New York，更多移民啦。

主要是加拿大搞压力测试，你贷款需要在加2%的利率做压力测试，所以很多人没法贷到100万以上了，而多伦多的房子，100万以上那是大多数了，因此大家都炒不起独立耗子了，都改炒Condo了。多伦多才300多万人口，这个你不要搞错，New York有多少人口？LA呢？

我不知道。也许人口比例，移民比例，整个市场的供需不平衡之类。
我2000年在scarborough 的两房一厅condo 卖了12万。我猜现在说不定要到50万了吧？

1. don't forget, Toronto has way less condo to begin with , so now it is in the making up phase.

2. due to lefty government, Toronto especially below hwy 401 is transitioning itself into a more pedestrian , urban living type of  city. Go Down Town after 10pm Friday , Sat night, all packed. More and more young people are moving into the DT core.

3.At last, try not to use your old man's mentality to reason what young people should be doing, in Toronto, young boys and girls want to live in DT. This is very different than the gun infested US cities.

看不出来啊，以为你只会泡妞。你哪看到的数据，多伦多的condo比较少的？那个John以前可是保守党的头哈，你怎么说是左翼政府？当然他现在比较左，难怪他选举总是输，最后只好选市长了。

多伦多的condo比较少， 忘了， 最起码3年前， there was heated debate in the news basically talking about not enough supply. And, it is true, 5 years ago, you drive around Toronto, mostly all old low rise buildings.


plus, Toronto's DT core condo pricing is way lower than mega cities like New York, London, etc.  So I would say it is 中上 or 上 价位， definitely not crazy high.

DT condo, 2 young people, 2 bedroom, pay 3000 - 3400 total per month. No car , no car insurance , with urban living, working in DT. They will go for it.

And, you know google is working with Toronto to setup some high tech zone to experiment the future city live.

Of course, there is no good deal right now. I think deals are up north, 老中的 那些重灾区。

scarborough , depending on where you are, close to scarborough  town centre is not good, too many tamils and south asian.

And, historically, scarborough  is not a hot area.

Pay 3000 - 3400是啥意思？一个月税前还是税后的工资？还是说一个月能砸3000到3400在condo上（这个，因为还有其他至少2000的额外开销，且是税后的，这就是说，税后收入是5000多，这个至少要年薪10万以上）。

税后, for 2 , half of their 税后 income to the rent. Young people are willing to do this. 他们可以带男女朋友来过夜啊。
