白菜进来，买Condo有什么讲究？

如题，白菜同学，我一直在看，要给我老爸老妈，买套Condo，你有什么经验教训可以告诉我的，先

IMO, 除了 location, location, location, #1 for me ， 3 楼以上，朝西，日洒时间最长，  #2， 前面最好什么也没有

why facing west?  I thought facing south is the best.

加拿大维度高，朝西日照更长， 冬天都不用开暖气

I see.  I guess the summer is not a concern for Canada residents.  For me in US, I don't like to face direct sun light for long period of time especially when facing west. It makes the house real hot in summer from afternoon to late night. By facing south, the rooms are warm in winter and cool in summer.

你这个朝西比朝南好，还是头一次听说。

我的卧室就是朝西的，冬冷夏热，很不舒服啊。是不是耗子和Condo不一样啊。

老大要买房子，等一等至少下半年。
1. 疫情经济会比较明朗点
2. 在秋冬季比较能砍价。坏处是选择会少一点。

我怕疫情完了，就跟中国一样，成千上万的人排队抢房子。这个世界真是看不懂。

of course, that is why I said at least 3 floors up and nothing to block the sunlight  in the front.

也不要太高， 不接地气，如果你信风水。  另外， 不高，你还可以爬楼。condo 越高越贵

说的太对了，朝西的，就是冬冷夏热啊。我也觉得朝南的好。

管理费有什么讲究没？比如，不能有游泳池的，比如，不能太老的Condo，多少年的Condo比较好？

my take,

less than 70 cents per sq ft maintenance is ok
fairly new, less than 10 yrs old, 5 is better
no old ones, you might have cockroach problem in the building
no swimming pool, less fancy stuff.
200+ units per building is better, less units, higher the maintenance fee.


at last, my guess, due to the pandemic, probably people finally realize the condo price is just too high. DT core makes sense, not anywhere else.
