谁给启蒙一下破产６０天保护？

一黑女护士，带一个四岁的儿子，要租俺的房子。

她说她的破产６０天保护刚过。

她　ＦＵＬＬ　ＴＩＭＥ　ＪＯＢ　的工资４万９千，还有一份　ＰＡＲＴ　ＴＩＭＥ。

房租$１３８０。

房子能租给她吗？

收入是OK，但信用差风险就高。到最后难免不出现这样那样的麻烦，我曾经深受其害过，收入OK，信用差，最后是花钱请走的。

这里的问题是她一个人带个孩子， 年轻轻就破产过，就是她现在有工作，保险吗？
最后还是给自己找麻烦。
人多的反而不容易交不起房租，好歹有个依靠。

这里牵涉到另外一个问题就是出租房的选址，大概还是靠近学校租给学生好一点。

不过真是护士的话，工作倒是挺稳定的，收入也很高， 4.9k是少了点。
不知她是不是新护士，或者花太多。

他们对房子养护很差，而且很多人后来都不付自己该承担的部分。

单亲妈妈，可以同情，但是麻烦不会少的。你就至少准备当handyman吧。

也要小心花掉很多钱去维修。

谢谢各位。我在网上也查了一下。老美们也不建议租给破产的，理由是：有无能力付债是一回事，有无意愿付债是另一回事。破产的人已经贴上了“无意愿付债”的标签。

1）Credit is very important.  
2) Small dogs were fine to me.  If I could find no pets family, go for it, but if not, you need to see the pets in person and ask for pet monthly fee with deposit.
3) Bankrupt is not the problem.  Two of my tenants were filed bankruptcy. One family, both work, she works for gov. He works for construction company.  They have never paid me late. They keep very clean.  The other family, only he is working and he got extra money from his grandparents. They have a big dog which normally was not OK for me.  But i saw she was well trained dog.  
4) Interview 6 sense is very important to see if they are good or not for me.  
5) One of my friends live in the other state and has a rent house in our state.  He picked the Africa American single mom with kids.  It was a disaster for them.  He said he would never do that again.

破产没问题，我的房客就是破产的。是一对白人夫妇带2个孩子。我们当时查了他们的credit,好像分数还可以，因为他们已经破产2年，也打电话给他们的雇主，确认了他们的工作和收入。不过黑人我不建议租，不知为什么，我总觉得他们事多难对付。我可能有偏见，如果你想租，建议你查查她雇主和以前的房东。

虽然房子是老大的，完全可以自己做主，但是我的悲惨经历， 建议你问一下邻居是否接受新房客。
