总结一下白菜买Condo的经验，除了location, location, location以外

白菜的理想Condo是：

• 3楼以上。不要太高， 不接地气，如果你信风水的话。 另外，不高，你还可以爬楼，且condo 越高越贵。
• 朝西，这样日晒时间长。前面最好没有楼栋挡着。理由是：加拿大维度高，朝西日照更长，冬天都不用开暖气。
• One bedroom + Den。
• 平均每平方英尺少于70分钱的管理费是比较理想的。
• 最好不要是10年以上的老房，是5年新的最佳。太老了，除了管理费以外，会有蟑螂的问题。
• 不要有游泳池，不要任何Fancy的东东。
• 200户以上一栋楼比较好。户太少了，管理费就贵。

房市低点落后股市一年左右。等那些失业的人大批foreclose/short sale后，就可以开始买了。现在还可以defer mortgage, 估计也不可能一直defer吧。

Defer半年。这次疫情如果7月就结束，对加拿大房市几乎就么有影响，那些疯狂买房子的，说不定由于政府的补贴，收入还高了，所以也许也会出现像中国一样，一开放，就大批人抢房子的场景。

if the den is big enough, you can put a sliding door, claim to be 2 bed room

even when you rent it out, now you can have 2 bedrooms, more usage.

when selling, you can only claim to be one bed +den , but lots people like this. Everyone has the similar idea about this.

a young couple with a baby will like this.
