总的说来影响不大，因为房价下跌幅度比上一次要小得多，我想全美平均不到10%。房价下跌当然把更多人拖到水下，策略性违约肯定增加，这里银行无疑是输家，但对别的行业(房建除外）我不认为有太多负作用，房子修缮（HD/LOW)亦当不受影响。

银行会受一些冲击，但FED的低利率给了银行大笔盈利，所以银行也会有足够的资金应付损失。两房也是大输家，但UNCLE SAM会给填窟窿，这相当于给经济送钱。

地方的小银行一般账上没有多少个人房贷，所以房价下跌对大多数地方的小银行无关痛痒。地方的小银行麻烦还是CONSTRUCTION LOAN和CMBS，商业房地产依然低迷，相信还有很多小银行在2010倒闭。
