最新的房屋数据让Case-Shiller指数的创办人、耶鲁大学经济学家Robert Shiller深感讶异，他表示，“变化的动力是非常重要的。”原先他预测房价在今后几年将持续下降，不过目前看来已不太可能。他预计，住房价格将在未来五年保持目前的水平。

3 月至5月期间，利率还徘徊在或低于5%的范围，到了6月前略有上升。“假如少了利率下降的因素，房价就会降下来。”Lazard Asset Management的研究主任Ronald Temple因此预测，标淮普尔Case Shiller的房价指数短期内会上升或持平，但未来可能还有另一个12%到15%的跌幅。

房价复苏的现象逐渐向全美各地蔓延，接受调查的20个房屋市场中，有13处房价指数上升，涨势最劲的地区是克利夫兰，从4月开始房价增长4.1%，达拉斯增长1.9%，波士顿也有1.6%的涨幅。

　　纽约以及佛罗里达州坦帕等地的房屋价格则呈现持平，不过由于该项调查没有追踪公寓或合作公寓的销售情况，因此无法正确反映纽约市的现况。

　　不过一些城市则没有这么好运了，特别是过度开发与建盖的地区。根据标淮普尔Case Shiller的数据，拉斯维加斯的房屋价格4月到5月之间下跌2.6%，一年来累积跌幅高达32%。凤凰城房价4月到5月之间下降0.9%，比照 2008年5月，至今共下跌了34%。旧金山、迈阿密、和底特律的房屋也持续跌价，一年来跌幅约达25%。

Fed send money to GS ---> GS pump up stock markets ---> Americans have more money from stock account ---->  Spend on housing ----> More equity in housing ---> Consumer Spending

Look at China. A Share rise at the same time as housing. Actually, housing rebound drive stock market jump!

Why not, I see lots guys are buying:

1. price down a lot
2. interest rate history low
3. $8000for old, $18000 credit for new house.

common sense tell you not to buy, but that is the time you jump in.

If you bought house in Mission, Cupertino, PaloAlto or other good district in 2001-2003, you still gain a lot today.
