for sale by owner, 碰上buyer 自己找上门来，这两方没有agent, 能买卖吗？ 都有什么paper work？ 怎么做呢？

我去年卖破投资房时没有律师和agent， 就比着我当初从HUD 买房的合同抄了一份给买主，但买主不放心，还是找了律师 closing.


你的白玉房也许找个律师才放心，估计3，5百块。

价钱谈拢后，给买家要求一个押金。然后各自找closing 地产律师就可以了。当然对方要有贷款pre-approval。

你在哪。可能各地不同。我这里，
1，买房找经纪人，以便避免被骗，大概缴3，5%的房价。
2，然后找公证人写合同，要缴公证费。
3，卖房时，对方知道九天诚实，没有找经纪人，我们两直接去公证人写合同，分担公证费和交易税。
所以，如果Buyer信任你，直接去公证人写合同。
相信你是著名老股民，一定会作生意，炒房赚钱。
九天当年没有炒股，不会作生意，炒房赔惨了。

不至于这么高？ 公正费给谁了？

应该不用的。找过户律师就可以了。 有时要 title insurance (一般买方买）。 各个州的过户要求不一样。

我是被迫卖的，当地有名气的Agent给找的承租人，我不懂，可是有人告我出租违章，法庭判我撤租。
承租人不原意走，逼得拿着一个法庭判决上另一个高点的法庭告承租人，
共在国外打了3场官司，其中得花法庭费，律师费，那时心情不好，我也没有功夫和兴趣管，全部交给律师办，记不准。
大律师才有资格担任公证人，看来我把法庭费，律师费，公证费混到一起了。我已经改正。反正国外买卖房产要花
1，Agent费，这个卖房时可以省。买房时最好不省。
2，公证费
3，缴税。
具体请在当地问清楚。

我是96年卖了第一个房子，在加拿大，卖给认识的人，各自找了一个律师，300块， 06年卖第二个房子，sell by owner, 用的买方的 agent 做 paper work, 付了 1000块。

We are in Southern CA as well. Indeed, the escrow company is far more important. If you are highly competent in real estate paperwork, then it is not necessary to hire either agent or lawyer. If you are not, you'd better hire someone to help you out. Note also an extra pair of eyes always help.

谢谢斑竹， 今天南加的朋友告诉我说，Escrow company is all you need.
和你说的一样。大概几百刀最多一千就可以了。
今天还没抽出时间给Escrow company电话。
夏季一到，房子卖得很快。特别是附近的几所大学，外州，外国的学生都需要住房。
