投资房地产 时不我待！

再来鼓吹一下我自年中以来就坚持的观点：
如果有能力、有条件(有首付+银行给你贷款），
一定要果断介入投资房，多多益善！

原因如下：
1) Intrinsic Value:   
很多区域的房价已经太便宜了(already down 50-60% from 2006 level，affordability index historical high, )

2) Return on capital:
租金保证正的现金流 ，别人帮你付贷款、税费积累财富之外，还给你零花钱 (7-10% annual return on your down payment)

3) Policy risk:
街上传闻，明年会出政策，允许GSE (Fannie Mae and Freddie Mac)将手中积压的foreclosures折价批发给机构投资者，转售为租。到时候，想买了，虾兵蟹将，如何同大鲨鱼竞争？

This is a once in a life time opportunity to accumulate wealth for yourself and you offsprings!  

机不可失，时不再来！

州县政府收的房产税,保险,HOA,和修理费用可能会上涨.

除去花费,买房回报能有税前百分之五就不错了.  看个人喜好.
